Investor houses still need a landlord occupancy
Houston, Dallas–Fort Worth, Austin, and San Antonio absorbed years of investor purchases of single-family houses. Many owners live in another metro or another state. A personal homeowners policy that followed the owner from a prior residence is the wrong form once a tenant holds a lease. Lenders on investor loans increasingly ask for a landlord or dwelling policy that matches the occupancy. Quote it that way before the closing checklist does it for you.
The Texas file is still a house-by-house file. A 2018 Plano tract home is not a 1978 Houston ranch with a pier-and-beam foundation and a twenty-year-old composition roof. Year built, roof year, foundation type if you know it, and whether the house is in an HOA all change placement. Put what you know on the form and in comments instead of a generic “updated rental.”
